Random, I was chatting to someone down South today about inspecting property in the rain and their sentiment was but isn't the sun always shining on the Gold Coast. Um yeah, most of the time, but when it does rain it's more like the sub-tropics and it blows out just as quickly as it came in. It's not like Melbourne drizzle and it's normally warm and still. We LOVE. Ok maybe not LOVE but we don't mind inspecting property in the rain because it can often highlight any potential leaks or drainage issues that our clients might need to be aware of. While it might look a little grim out there at the moment we're channeling sunshine for this weekend's property hunters. If it doesn't pan out, our advice is to embrace a different perspective. We tell our littles all the time There's no such thing as bad weather, just bad clothes so crack out those raincoats and umbrellas friends this might be your weekend to find the one. Trust is such a big thing when it comes to working with our clients - especially when they are overseas and they are planning on purchasing their future home 🙈 SIGHT UNSEEN 🙈?! Secured 2 A-grade properties in this neck of the woods over the weekend for our happy clients - more on these once they're un-conditional!! ⠀⠀⠀ ⠀⠀⠀ BUT a full weekend of property inspecting has us thinking it might be time to share some tips to make house hunting less of a drag! If you're planning on being out on the open home scene this weekend here are five basics you can cover off in the car that are guaranteed to help you. ⠀⠀⠀⠀⠀⠀ 1. Before you attend the open home, do a lap of the neighbourhood - if you do this before the open home, you can test the agents knowledge of the area and ask any questions you have about developments or recent sales while you're there - saves playing phone tag later. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ 2. While you're exploring the neighbourhood take note of your surroundings - if you've been searching in the area for a while then you should be all over this - but if not, what's the traffic like, how well maintained are the streetscapes, are they overgrown, is there graffiti everywhere, are there lots of vacant shops around, how far is it to the beach, where would your local woolies be if you lived there. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ 3. What's the parking situation like? Does it look like it's a street full of owner-occupiers in a low density area - cars in garages, well-maintained lawns OR are cars parked everywhere signally it might be a high density area, with limited parking, gardens in need of some love and perhaps more of a transient neighbourhood + while you're at it what type of cars are we talking? ⠀⠀⠀⠀⠀⠀ ⠀⠀⠀⠀⠀⠀⠀⠀⠀ 4. When you're out looking at property all day long they tend to roll into each other. Take note of at least 2 pros and cons to each property you inspect as soon as you get in the car so that you can refer back to it later. ⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀ 5. It goes without saying I guess - water + food - our bodies need this to function and a thirsty and hungry body only makes open homes even more exhausting. ⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀ Happy house hunting! We love a good duplex - and this one doesn't disappoint. We secured this stunner which is only 150m from the beach in Palm Beach for our investor client well under their budget for this purchase - and that's just it - duplexes are a great option if you want the ideal location (and who doesn't - that's where the capital growth is at) on your own land, and want to still fall into a price point that's affordable for the masses. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ Securing this particular property ticked all the boxes - lifestyle, location, price, quality and space with a contemporary design that won't date AND all within close proximity to the beach, cafes, and infrastructure. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ It could easily be a holiday rental and as a permanent rental would attract a premium tenant comfortably accommodating a family at $900 a week. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ Innovative designers and architects have really pushed the boundaries when it comes to duplexes so they shouldn't be discounted. Consumer confidence is wavering in the face of the federal election, there is no doubt about it. Most buyers are keeping their hands tightly in their pockets and those that don’t need to sell are staying put. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ Finance is still very tight particularly when it comes to investment lending. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ Investors have almost fallen out of this market. Although we think there’ll be a hotly contested return as cashed up investors scramble to secure their slice of the negative gearing pie if/before Labour’s new policies kick in on January 1. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ We secured a property at auction on Saturday before last up against 6 registered bidders, the place was crawling with people - not the signs of a declining market - ticked all the boxes of an A-grade property though. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ And that’s just it, you may have heard us talk before about A, B + C grade properties. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ While all of the above will perform well in a rising market, it’s the A grade properties that are still, and always will have buyers lining up to buy them when the tide turns. Selling property takes time - AND LOTS OF IT - this is not to be underestimated which is why I’m currently deep in the throes of writing a more holistic guide that covers both sides of a property transaction. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ One of the biggest gripes sellers have when listing their property for sale is opening the home up for potential buyers to inspect it. From a buyers perspective, honestly, the more flexible you can be with granting access to your property, the better chance you have of finding the right buyer. If you only let inspections take place every second Saturday morning, you’re really limiting your buying pool. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ You know what that means though - it means your house needs to be display home perfect EVERY. SINGLE. DAY. of your sales campaign. Eeek!
