A Stones Throw from TSS Every now then we are called to help a client buy a property that they have already identified and generally it’s when Auctions are involved. Anybody can put their hand up and win an auction if their pockets are deep enough, right? The key to paying the lowest possible price is knowing what it’s worth without the emotional heat an auction can bring and being strategic in your approach. A Life Well Lived Tom and Dianne have spent their years building a successful and significant financial planning business in the nations capital. So, it was a little surprise when they recently told us that they wanted our guidance to sell their apartment (through our Sales Advisory service) as they were opting for a tree change and wanted to move to the countryside. Karen and Colin had their heart set on this beautiful acreage retreat, set in the hills of the Tallebudgera Valley, so Tony set to work doing what he does best - securing the property before anyone else even had a chance at auction! There were 2 key challenges with purchasing this property but Tony’s experience and tenacity paid off for our clients. Firstly, he was able to give Karen and Colin a grounded valuation range of a very unique dual residency - properties like this are not dime a dozen so assertaining the value of a property as unique as this is quite a complex task - $1.45 million - seems like they got a lot bang for their buck. And secondly, Tony's connections were deep and his reputation in this case was what held the deal together. Architecturally Designed Francia and Andrew are busy medical professionals relocating from Brisbane to the Gold Coast. Off Market Duplex Pair Jamie was a time poor investor looking for a combination of capital growth and good yield (he wanted a cashflow positive property). What we sourced for him was duplex pair in a centrally located area close to university and hospital precinct and it ticked all of his boxes. Tony had arrange access into the property within 90 minutes of being notified of it and had a contract signed within 3 hours for a tidy $580,000. Minor cosmetic changes would increase the value dramatically when our client is ready. The property already has long term tenants in place, but with the next rent review we could see the property getting up to $700/week. If this property had of hit the open market, it certainly would have been heavily contested by investors.
Sea Change Ken and Pam were relocating from Melbourne and were referred to us buy a work college. Gated Community The Matkovcik’s were looking to enjoy a slower pace of life, relocating their family from the hustle and bustle of Sydney. They ultimately wanted a residence in a gated community at the Northern end of the Gold Coast and after flying up for a weekend of inspections fell in love with this home in the prestigious community of Sanctuary Cove. Wise enough not to show our clients full hand, even though they really wanted the property, Tony strategically slowed the negotiations to secure this property well under our clients budget.
Due Diligence Pays Off Gus and Angelly originally from South America weren't familiar with the market and the buying process. Referred to us by friends that have used our services, they came to us with a property they were interested in and were seeking our professional advice. We identified a potential problem with the location. They were advised that vacant land next door to the subject property was not going to be used for anything, but Tony knew better and through our research saved the client from a huge mistake. We went on to secure them a stunning home on 1000m2 block backing onto the Arundel Hills golf course for much less than what he vendors had paid for the property 6 months ago (they were motivated sell).
Slow Living with Benefits Keith and Jocelyn were in search of a slow life on the Gold Coast. Coming from country NSW they wanted the ammenities the coast has to offer but they still wanted their own little hideaway. Already having identified their ideal property they sought our advice to value and negotiate on their behalf. Having an advocate on the ground appealed to Keith and Jocelyn as we were able to handle all of the contracting signing (to and fro) on their behalf. Located within a highly desirable and elevated pocket of Burleigh Heads, this well appointed north facing home with uninterrupted views of the Gold Coast Hinterland and Coastline took us nearly 9 months of tough negotiations to secure. Not one to easily be defeated, Tony tenaciously worked down the sellers expectations from $2 million for the home, ultimately securing it for just $1.76 million.
Dual Income Investment The Woods were busy in their own business and so they were seeking assistance to purchase a dual income investment property. Both yield and capital growth were important to them and they were happy to add value with cosmetic renovations before putting tenants in place. What we found and secured for them was two houses on one very large level allotment in Labrador, only 400 meters to the Broadwater. We were the first to inspect this property the day it hit the market and had a signed contract on it before the sun went down. Combined rent after minimal works to both dwellings is $770 a week or in terms of gross yield, 6.9% meaning this property is positively geared.
Home Game for GC Sun Sean came to us looking for the ideal first home to settle into life on the coast as his professional football career took off. Being away from home for games so much through-out the year meant that he was looking for something that he didn’t have to do any work to. An exceptional find and brilliant buy under the hammer, highlighted also by a single level pair 2 doors down selling for $900k after our round of high fives.
Modern Family Home The Fenwick’s are expats relocating back to Australia later this year and they were seeking their forever home close to the beach and ready to move into. Coming from Indonesia they had a pretty tight list of everything they wanted the home to have as they didn’t want to have to renovate. We shortlisted a series of properties for them before they flew in for the weekend to inspect their top picks. The following week we negotiated and secured this fully refurbished beach haven (800 meters to Burleigh Beach) for well under the $900,000 that another family paid in the street following successful settlement of this property.
Off Market House Sydney based buyer, Rebecca, was in search of a solid investment property close to the beach on the southern end of the Gold Coast, that offered good potential for capital growth. She didn’t know the value of properties and had a limited budget for the location she wanted to buy in. Rebecca was also very time poor and it was finding it hard to be in contact with selling agents as she wasn’t always available on the phone. Not only were we able to inspect properties on her behalf (she was purchasing sight unseen) and report back with videos but we handled all of the contract signing, saving her valuable time and messing around.
