How was market for the month of May in Oakville? There were three dominant trends: Demand - The average sales house price trend continued to increase despite the economic downturns, stay at home and social distancing rules that happened in May. The Oakville market showed signs of improvement as the number of MLS® sales was up by 62%, and the number of new listings was up by 60% in May compared to last month. Low inventory - May's 14% increase in average MLS® sales price trend prevailed due to low housing inventory and continued buyer demand. Even though number of new listings was up 60% compared to April, it was down 57% compared to May 2019. Affordability - With its numerous trails, green spaces, parks and playgrounds, living in Oakville costs more than living in the neighbouring City of Burlington. How was market for the month of May in Burlington? We’re seeing three dominant trends: Demand - The average sales house price trend continues to increase despite the economic downturns, stay at home and social distancing rules. The Burlington market is starting to show signs of improvement as the number of MLS® sales was up by 95%, and the number of new listings was up by 53% in May compared to last month. Low inventory - May's 14% increase in average MLS® sales price trend prevailed due to low housing inventory and continued buyer demand. Even though number of new listings was up 53% compared to April, it was down 49% compared to May 2019. Affordability - It costs less to live here than in Toronto or Oakville with May’s average MLS® sale price at $848,298 for all property types compared to Oakville’s at $1,188,423. The housing market varies from one area to another, and the full impact is yet to be seen. Housing is a necessity and I’d like to remain optimistic, and am hopeful that our communities will recover from this temporary set back and make a rapid return to normal. Any questions?
