Just because we know the right moves to make in property doesn't make them any easier to make. We're just so grateful that we're both on the same page when it comes to what our end game is. BUT. We know that's not the case for everyone. We've heard so many times how the search can stall before it even begins because you and your significant other can't agree on what you want. Agreeing on a location, the style of home, the number of bedrooms you'd like, pool or no pool, how much you're prepared to spend, the timing, should you buy your dream family home or build your investment portfolio... These don't even crack the surface when it comes to playing out every possible scenario. If buying a home or investing in property was easy, everyone would be doing it, wouldn’t they? There are so many tough decisions to make. Buying your 1st or 10th property, we’ve all been here at some point. Our best advice - slow and steady wins the race. You’ve got this. Stick together. Take a step back. Catch your breath and no matter how hard it gets, remember why you’re doing it. Big decisions take time to make and the more you can talk your differences through the quicker you'll be putting up a united front.
So maybe you’re on holiday at the Gold Coast and you spot a beautiful house with a pool, close to the beach with a FOR SALE sign… listed for half the price you’d pay in your home city. You start thinking to yourself, maybe it IS time for a sea change. We’ve seen so many times how easy it is to get carried away whilst on a great holiday and not just paying more than market value because it seems cheap but worse ending up with a completely unsuitable property. #History101 // When you think about Australia as a country it's quite young in comparison to the rest of the world. Let's face it, you won't find any thousand year old churches, pyramids or castles here, the closest would be a crumbling convict settlement from the late 1700’s. Growing up on the coast I used to think that going to Oxenford was like driving out into the sticks along this rickety little hwy (stay with me here - you remember the old Pacific motorway right?) But the Gold Coast has come SO far since it’s humble beginnings and that’s what I want to talk about today. Did you know that the Gold Coast wasn’t even first called the Gold Coast? In the late 1940’s, there wasn’t much more to the Town of the South Coast, as it was called back then (because it was South of Brisbane), than a string of milk bars and beach shacks catering to the Australian and Allied Armed Forces on R&R during World War II. As its population grew, buildings spilled swiftly up and down the coastline until on May 16, 1959, it was proclaimed the City of the Gold Coast. While the name was used to describe the concurrent real estate boom (property here was considered overpriced for quite some time), it was also fitting for the healthy way of life, golden sands and sunshine that it’s famous for. Many still travel to this famous coastal haven to holiday 50 years on, and it is now affectionately known as home to more than half a million people all enjoying a better life - whatever that may mean to them - by the sea. Today, the Gold Coast’s glass towers are superimposed between glistening beaches and lush rolling hinterland and what was once just a coastal holiday town is now a thriving metropolis. Such good memories have been made here for so many. My parents grew up here and I love hearing their stories of old. What do you remember about the old Gold Coast? # 8reasonswhy we 💛 the GC No. 1 // The beaches + waterways // The thing I love most about the Gold Coast is getting to live by the water. We live on the Broadwater and I remind myself every day just how special it is to wake up to that view 😍 No matter where you are up or down the coast, you are practically 15 minutes or less from the deep blue waters and smell of the sea. That salty air and the cool sea breeze on the back of your neck on a hot summers day. Ahhhh. Our favourite spots would have to be: South Western side of Wavebreak + Jumping Pin - moored up by boat. Tallebudgera Creek - kids in tow, picnic (or a sneaky takeaway on the way through Burleigh) and beach umbrella packed. Currumbin Creek - just behind the pirate ship playground so the kids can run wild both in and out of the water. And how could I forget Paradise Point - right outside my door step - especially first thing in the morning before everyone is up and the glassy water gets churned up by the boats - M.A.G.I.C. And if saltwater ain’t your thing or you just want to get back to Mother Nature head up the mountains to a little place my brother aptly named as ‘Snoopy Wood Forest’ when we were kids, it’s a picnic stop right on the creek, complete with rope swing, wood fire BBQ’s and scrub turkey’s galore! Now I know that Maria is not going to love the fact that I'm posting on here today to introduce her to you, I can see her blushing as I type. ✈️ 10 things we think you should consider before relocating to the Gold Coast ✈️ Crossing borders or not, moving house is complicated (take it from someone who’s moved to the house literally next door). We spend a lot of time helping our clients relocate from southern states, and we haven’t met someone who regrets the move yet BUT we do believe a planned move is a good move - so apart from finding the ultimate family home (we can help you with that) I’ve summarised the top 10 things you should thinking about before you make the decision to move to the Gold Coast. 1. Lifestyle - There’s a good chance this is the reason you thought about moving to the GC in the first place. Keeping in mind what is possible with life’s commitments, think about what type lifestyle you want. How you can support that? 2. Affordability - Consider the price differences in: Housing, basic living expenses – food, gas, electricity, water; transport including fuel, or public transport; education; and things like restaurants, entertainment, and sporting activities. 3. Location - Where are you going to live? What do you need to be close to? 4. Income - Where are you going to work? Can you get a transfer? Will your business survive a move interstate and what will the downtime be? 5. Timing - When’s the best time to buy, start the kids at a new school, take time off work to relocate, acclimatise . 6. There’s a myth about people who live here. Firstly, every city in Australia has a prominent stereotype; Melbourne is all about coffee and culture, Sydneysiders are hard work, hard play types and Adelaide is the home of the artsy festival goer. To the rest of the country, the Gold Coast still seems to portray a culture that is fostered through the likes of the meter maid; as if scantily clad women and tanned shirtless men with their muscles bulging are found in every corner of the coast. Yes, this might describe a minority (the same minority that exists in every city I might add) but I think the Gold Coast often gets a bad wrap unfairly for it. Beneath all the hype, there are many layers of social fabric that make up our community and like every city it depends entirely on the circles you roll in. The majority of locals here are genuine, down to earth people. Most are well-educated, culturally diverse and health conscious. You’ll find them to be warm, welcoming and inclusive and you won’t find them hanging out in the mall in Surfers Paradise. We all aspire to do, be and have great things and we all have the ability to create the life we want. Look around and you’ll find the people and families here enjoying a life well lived — a better, simpler life. While he might look quick witted and charming, On the inside - he’s like a lion, loyal and fiercely protective of the trust our clients extend to him. His name is Tony Coughran, and he's had a love affair with property since he was 12 years old. My mum and dad always had a keen interest in property and I guess it rubbed off. When I finished high school I knew I wanted to further my interest in property so I went to uni and studied to become a property valuer. When I finished uni, I bought my first property in Sherwood at the age of 23, I was working 3 jobs to pay the mortgage and in my spare time I was on the tools renovating. 4 years later I bought the house next door and renovated it. I then left the valuer generals office and moved into private valuation practice on the Gold Coast, purchased a renovator in Southport, flipped it, purchased another house in Parkwood and renovated it before purchasing my first waterfront at the age of 29. I met Eva a couple of years later and we bought our forever home at Paradise Point and because we wanted to hold that property we started focusing on building an investment portfolio. Since then, we’ve bought, sold and renovated more properties together than we can count. We’ve had some great times and we’ve learnt some valuable lessons along the way. Have you met Tony before? There’s this beautiful common thread at the heart of nearly every property transaction - family. We’re humans right? We’re wired to connect, to be part of a community. Our own micro family communities and the broader community that surrounds us. Where we raise our family. Where our kids go to school. Goal setting today. Who says this is a job for the new year only? I'm totally a lists person, but if I'm honest, there's days when I stare at my list and do everything I possibly can to keep from doing anything on it. Sound familiar? We've got a massive few months ahead of us and I don't really want to get to the end of it having achieved little. We spend a lot of time with the sand + sea in our hair so having somewhere outdoors to rinse off before we headed inside was high on our priority list when thinking about what we wanted in our backyard space. Although having an outdoor shower was a no brainer - whether it was hot or cold was not. At the time, I swore we would never use hot water out there (hello.. we live in QLD.. why?) but Tony was adamant that it would be worth the cash to run hot water out side and have it both hot + cold. Lucky I married a clever man 😉 💦 we use this shower every day throughout summer pretty much and I **always** turn the hot on just to take that cold edge off, especially when rinsing the little or furry ones off. How does your garden grow? So you've just finished styling your outdoor space and you've spent a mint on beautiful plants that you now need to look after (hello green thumbs!!). Even if you took the extra step of irrigating your garden beds (highly recommended, because as therapeutic as watering the garden is, sometimes you just don't quite get there as often as you should in this hot QLD climate), you still need a hose at some point. Right? Like the founders of @missgardenglory I don't think you should every have to settle for an ordinary bunnings green garden hose. Not that I'm biased, but... Who's back at it today? I honestly don't even know where to start... ok if I'm honest I started at the beach but now that I've hit the office I need to get a move on and stop #procrastinating... Tony's already bought 2 properties for the year so high five to him for getting straight back into it after New Years but I think it's going to take me a little longer than that. The Woods were busy in their own business and so they were seeking assistance to purchase a dual income investment property. Both yield and capital growth were important to them and they were happy to add value with cosmetic renovations before putting tenants in place. What we found and secured for them was two houses on one very large level allotment in Labrador, only 400 meters to the Broadwater. We were the first to inspect this property the day it hit the market and had a signed contract on it before the sun went down. Combined rent after minimal works to both dwellings is $770 a week or in terms of gross yield, 6.9% meaning this property is positively geared. If we didn't have a client looking for just this we would have bought this cracking investment ourselves!
Who's watching the tennis? I love this time of year!! While we don't normally watch TV, the first few weeks in January you'll find us glued to the tennis - move over cricket, Australia's favorite summer sport is here! I get that this image isn't a shot of the tennis, but with the tennis already here it's got me thinking about how quickly the last few weeks have passed and what we got up to. This year (well last actually but it still feels weird saying it given it was only yesterday) we spent a bit of time over the Christmas break getting the nursery ready for the arrival of our second child as we know how busy we are going to be as soon as we get back to work. This time round has been such a different experience to our first. After getting some help with styling Myles's big boy room earlier in the year, we learnt how valuable establishing what the key pieces in the room would be before hitting the shops. We also made a conscious effort of getting rid of all the things we thought we would need as new parents (but never used) and really simplified the space. We loved the Oeuf cot (pictured) that we chose for Myles so it stayed and this time we've gone for an even more neutral pallet inspired by this room which was captured by @mareehomer.photography + styled by @miss_ness_tay. The @kateandkatehome cot blanket is just as gorgeous in real life as it looks draped over the cot here. I haven't decided yet what the most ridiculous thing was that we bought for Myles, all I can say is that back then we just didn't know any better - and every child is different right? So just for laughs, tell us, what's the craziest thing you bought for your first child and never used?

The great pool debate was a hot topic of discussion as we dodged and played in the rain yesterday for Christmas. We'll be digging into this topic more in 2017 but I thought it was worth sharing Tony's view on pools when you are trying to figure out what you should spend on one so that you don't over capitalise. Firstly. Before you even consider putting a pool in to add value to your home, your home should be worth more than the median house price in your area. And then. You should aim to spend no more than 5% of the value of your home putting the pool in (including hard and soft landscaping). For example, if you have a million dollar home you could safely spend $50,000 on a pool and still get your money back. But don't be fooled into thinking that a spend of $150,000 is going to automatically be added to the value of your home.
